Case 1 – Deji Plaza Block

The second phase of Deji Plaza is located in the core circle of Xinjiekou central area, with a triangular shape and a narrow and long construction. The land size is about 2.4 hectares, the building density is 46%, the floor area ratio is 8.88, the average height is 76 m, and the land use function is commerce and business mixed. The west and north sides of the block are connected with urban roads, which are of high grade. Zhongshan Road in the west is an urban trunk road, the traffic flow is 3000 vehicles/hour in the non-peak period in daytime and the ratio of heavy duty vehicles is 9%. Changjiang Road in the north is urban secondary trunk road, the traffic flow is about 2000 vehicles/hour and the ratio of heavy duty vehicles is 7%. The length along the street is about 200 m. The single building is located in the northwestern corner of the block, there is no relationship between the inside and outside and the boundary line is about 15 m.
